Appealing to the Buyer

You have decided to sell your home in the Barrington area. Maybe you want a larger, or smaller home. Maybe you have an exciting new job that will take you to another area. Perhaps you’re getting married. For whatever reason, you now want to get your home ready for sale. What should you do that will make your home attract buyers, and increase the value of your home?

Believe it or not, one of the features most sought after by buyers is a laundry room. The National Association of Homebuilders has this at the top of their list of features wanted by homebuyers of all ages. Most houses have at least the electrical fixtures and plumbing already installed, usually in the basement. It won’t cost much to put a room around it, if there isn’t one already there. Experts say this will please 92% of potential buyers.

Attractive green features are popular, too. Besides energy efficient windows, this means you should consider installing an energy efficient refrigerator, range/oven, and possibly a washing machine. Long term energy cost savings are attractive to about 90% of buyers.

One feature which will increase your curb appeal, and is desired by 90% of buyers, is exterior lighting. Nothing is so attractive as a well-lit entrance, and even beyond. If your front area is very large, some strategically placed lighting will enhance the ambience of your entire property.

Some sort of outdoor living space is wanted by about 84% of potential buyers. A nice, roomy deck with inviting furniture, or a patio can increase the appeal of your home nicely. People like to picture themselves enjoying drinks, or a meal al fresco with friends.

About 82% of buyers prefer hardwood floors to carpet. For one thing, carpeting usually needs to be replaced about every ten years. Hardwood, however, can last a lifetime, with occasional refinishing. These areas can be dressed up with area and scatter rugs, too.

There are two other features desired by about 80% of buyers, storage space in the garage (as opposed to an attic or an outdoor shed), and an eat-in kitchen. If your garage is large enough, installing cabinets, peg-boards, shelves, and extra lighting will do. Extending a kitchen can be more expensive, depending on the original design of the house, but it is an inviting feature to potential buyers.
